Sloan's Lake.

Modern luxury townhomes and view-driven new construction around Denver's largest lake.

Overview

Life on the water, minutes from downtown.

Sloan's Lake is a northwest Denver neighborhood built around Sloan's Lake Park, the city's second-largest park and home to its largest body of water. It sits just minutes from downtown, the Highlands, and Edgewater, a central-yet-residential position that is hard to find elsewhere in the city.

The housing stock spans early-20th-century brick bungalows and Tudors through to sleek, ultra-modern luxury townhomes and new condominium developments, with notable vertical and lakefront development along the water's edge delivering maintenance-free luxury living rare in Denver.

What homes cost at Sloan's Lake.

Along the lake, prices average in the low $700s and top out just over $3M. New-construction lakefront residences and three-story homes with rooftop decks anchor the high end; modern townhomes run roughly $1.2M to $1.3M per unit.

The lifestyle

Life here is lake-and-park led. Sloan's Lake Park spans roughly 290 acres with a 2.6-mile paved loop trail for runners, walkers, and cyclists. In warmer months the water welcomes stand-up paddleboarders and kayakers, with the open horizon delivering sweeping views of the Rockies to the west and the Denver skyline to the east. The park hosts the Colorado Dragon Boat Festival each July.

Just west of the lake, the Edgewater Public Market gathers food halls and boutiques. New luxury townhomes are designed around the views, typically three levels with expansive fourth-floor rooftop decks overlooking the lake, mountains, and downtown.
